Locations, Land, and Lots

Location

We’re seeking land throughout El Paso County, with special interest in metropolitan and established urban areas where utilities are readily available. 

Our vision is to create supportive communities where Habitat partner families can thrive together. While we welcome all locations within the county, areas that allow us to build multiple homes in proximity help foster the sense of community that is central to our mission.

Type of Land or Lots

Our preference is for developed, ready-to-build lots, but we understand these options aren’t always available. We’re flexible and open to platted lots, mobile home lots for conversion, and infill opportunities that allow us to build at least two homes in close proximity for mutual family support.

If you’re retiring rental properties, have been bequeathed land, or are interested in innovative methods like land trusts to enhance multigenerational stability for our partner families, we’d love to connect with you.

Size of Lots

Ideal lots range from 3,250-6,000 square feet, with our homes typically requiring a 24′ width. We value creating communities where families can support one another, so developments with 12 or more lots are valuable to our mission.

We’ve successfully built on various lot configurations, including 35′ x 115′, 40′ x 85′, and even lots as small as 3,246 square feet. Our flexible approach to lot sizes allows us to maximize available land while still creating comfortable, quality homes for our partner families.

While our preference is for developed land, we have both the experience and capacity to develop raw land in phases, transforming your 3-10 acre donation into a thriving community of affordable homes. 

Our Homes

When we build a Habitat home, we’re creating more than just walls and a roof—we’re crafting the foundation for a family’s future. Our thoughtfully designed homes range from one-story, two-bedroom layouts to four-or five-bedroom, two-story models that accommodate growing families. Each home has its own character with distinctive windows and exterior designs, ensuring our neighborhoods feel unique.

Rather than spending resources on cosmetic extras like stone facades, we invest in features that make homes comfortable, energy-efficient, and sustainable. Our one-car garages or carports offer practical parking solutions, while low-maintenance landscaping helps reduce ongoing costs for partner families.

Access, Utilities, Services, and Financing

Accessibility

Legal ingress and egress access is essential for all properties we consider. We prioritize lots with clear, established entry points to ensure seamless development and long-term accessibility for our partner families.

With proper access already established, we can focus our resources on building quality homes rather than navigating complex access challenges, ultimately serving more families in need.

Utilities & Services

We seek sites with access to water, sewer, gas, electricity, phone, and cable, either already available or in close proximity, to minimize development costs. Affordable tap fees are an important consideration as they directly impact our partner family costs. Properties eligible for grants or deferral of tap fees are especially valuable to our mission.

Essential services, such as police and fire protection, are required for all our development sites. While public transportation options are beneficial for our partner families, we understand they aren’t available in every neighborhood.

Financing

We offer flexible financing solutions, including the ability to pay cash without financing contingencies. Our strong balance sheet and unrestricted cash position allow us to move quickly when the right property becomes available.

As a 501(c)(3) organization, we can offer potential tax benefits when properties are sold for less than their appraised value. Your land donation may qualify for an IRS tax write-off for any difference between the sales price and the appraised value, making your contribution even more noteworthy.
